Restricted Residential (R1) District1. The relocation of existing structures into this district is prohibited. Accessory buildings shall be of comparable quality and constuction as the principal building. The Development Officer may decide on such other requirements as are necessary having regard to the nature of a proposed development and the intent of the district. Retaining walls may be permitted for the purpose of soil stablization at the discretion of the Develpment Officer. General Residential (RG) District1. Unserviced Residential (R2) DistrictPurposeThe purpose of this District is to provide for very low density residential development in an acreage setting where individual lots are serviced by private water supplies and sewage disposal systems.a) Permitted Uses-accessory building or use to a Permitted Use-manufactured home (single or multiple section) -park or playground -satellite dish antenna -single family dwelling b) Discretionary Uses-accessory building or use to a Discretionary Use-accessory dwelling -bed and breakfast -home occupation -market garden or greenhouse -public use -riding stable -sign Site ProvisionsIn addition to the Regulations contained in Sections I and J, the following standards shall apply to every development in this district. General Industrial (M1) DistrictPurposeThe purpose of this District is to provide for manufacturing, processing, assembly, distribution, service, and repair uses that carry out a portion of their operation outdoors or require outdoor storage areas.a) Permitted Uses-accessory building or use to a Permitted Use-auto body or paint shop -bulk fuel outlet -equipment dealership -industrial and construction equipment sales and service -light manufacturing industries confined to a building -outdoor storage of vehicles and equipment -satellite dish antenna -trucking operation or terminal -vehicle or equipment repair or storage -warehouse -weldingshop b) Discretionary Uses-accessory building or use to a Discretionary Use-auction market -auto wrecker or salvage yard -building supply outlet -caretaker's residence -car wash -feed mill -fertilizer depot -grain elevator -livestock sales yard -manufactured home dealership -manufacturing plant engaged in secondary processing, assemblly and/or packaging -motor vehicle dealership -public use -sawmill -seed cleaning plant -service station -sign -storage of flammable or combustible materials Site ProvisionsIn addition to the General Regulations contained in Sections I and J, the following standards shall apply to every development in this district. Additional Requirementsa) Landscaping and ScreeningAll yards abutting a road
or are
located within 30.5 m of a residential district shall be landscaped and
screened in accordance with Section J4.
b) Any industrial operation including production, processing, cleaning,
testing, repair, storage or dsitribution of any material shall conform
to the following standards:
d) All applications for livestock sales yards shall be circulated to Alberta Agriculture, Food and Rural Development and all adjacent landowners for review. |
